I purchased a rental that is a unquestionably small home.

It has a superb ploy of land but the actual home is not even 1000 square feet. It is perfect for a single person. You have a home office, lavatory, living room and living area. The yard is well maintained and there is a nice driveway. The home also sits back from the road so you know more private. What is good about having a little lake home as a rental is that the service and repairs are small. Adding modern living room cupboards and countertops wasn’t high-priced. Gutting the lavatory and putting in modern fixtures was easier. I also found that I didn’t need a powerful heat pump or ductless Heating and Air Conditioning unit. I found a simple window heating and cooling equipment for a few hundred bucks and that was it. When I found our first renter to rent the tiny lake home he was distraught about inferior heating and cooling. I asked him to test out the window Heating and Air Conditioning and see how he felt, but since the home is so small it can be cooled in a matter of hours by the window unit. Heating the space is a joke too. Since the two of us live down south it doesn’t get that cold and the heating system is more than enough for him. Yes, it does take electricity and that can be pricey. However, the equipment does not need to stay on all afternoon, everyday. The Heating and Air Conditioning equipment is superb enough for the square footage it can be turned off to take a break. I want all rentals that are super small. I don’t deal with air filter swings or Heating and Air Conditioning repair in that site.
